1. Focus on first impressions

Does the home have a welcoming entrance? Is the overall feel of the home pleasant? (i.e. are the rooms clean, does it smell nice, does the home have a calming atmosphere.) The feelings potential buyers have while touring your home can directly impact their offer and willingness to pay more. Curate an ideal experience.

2. Declutter and remove personal items

Eliminating distractions will allow buyers to focus on the features of the home. Leaving out personal items or clutter gives a feeling of messiness that could affect how much value buyers see in the home. Out of sight, out of mind, higher sales price.

3. Deep clean

After you’ve removed the knick knacks and put away your kids’ toys, you will need a deep clean. Hire a professional to be sure every cobweb and forgotten stains are removed. Cleanliness is everything in real estate staging.

4. Enhance lighting

Bright lighting can make a space feel bigger and more attractive. Open up those curtains and let the light in to create a positive and welcoming room. Remember, it’s all about creating an experience for the buyer.

Even if potential buyers have pets of their own, they do not want to see evidence that another animal is living in the home. Put away dog bowls, toys, and any other non permanent pet fixtures. We love them, but pets do nothing but add an element of dirtiness to a house showing.
