Real Estate Staging Tips

Real Estate Staging Tips

When listing your home or investment property, it’s important to do all you can to increase the purchase price. Impressions go a long way in real estate, so even the slightest improvement could mean more money for you. Here are ten easy real estate staging tips that will help you sell a home for more.

Tips for real estate staging

1. Focus on first impressions

Does the home have a welcoming entrance? Is the overall feel of the home pleasant? (i.e. are the rooms clean, does it smell nice, does the home have a calming atmosphere.) The feelings potential buyers have while touring your home can directly impact their offer and willingness to pay more. Curate an ideal experience.

2. Declutter and remove personal items

Eliminating distractions will allow buyers to focus on the features of the home. Leaving out personal items or clutter gives a feeling of messiness that could affect how much value buyers see in the home. Out of sight, out of mind, higher sales price.

3. Deep clean

After you’ve removed the knick knacks and put away your kids’ toys, you will need a deep clean. Hire a professional to be sure every cobweb and forgotten stains are removed. Cleanliness is everything in real estate staging.

4. Enhance lighting

Bright lighting can make a space feel bigger and more attractive. Open up those curtains and let the light in to create a positive and welcoming room. Remember, it’s all about creating an experience for the buyer.

5. Choose neutral paints

Use neutral paints to appeal to a broader group of people. It can make the home look more expensive. Even if you prefer bold colors, go with neutral browns, greys, and whites to avoid scaring off buyers.

6. Focus on big selling rooms

If you cannot afford to go all out on the whole home, focus your resources where it counts most. Kitchens and bathrooms are the main attractions, so if you plan on doing any projects, do them here.

7. Eliminate odors

Smells have a big impact on overall experience. Create a newness in your space by tossing out certain foods, taking out the trash, and removing pet food. To go the extra mile, light candles or diffuse essential oils.

8. Curb Appeal

We already know how important first impressions are. You will want to be sure your lawn is cut and hedges are trimmed. Put away gardening tools and sweep the sidewalk to make your exterior look put together.

9. Furniture placement

There is a common belief that pushing furniture against the walls is best because it will open up the room, but this is not true. To actually make the room feel bigger, float furniture away from the walls. This will also create a space that looks intended for congregation and conversation.

10. Remove signs of pets

Even if potential buyers have pets of their own, they do not want to see evidence that another animal is living in the home. Put away dog bowls, toys, and any other non permanent pet fixtures. We love them, but pets do nothing but add an element of dirtiness to a house showing.
